RESOLVED that the following planning application be refused for the reasons detailed within the Report of the Head of Place and Sustainability:-

 

PL/02235

One new residential dwelling at Plot adjacent to Gelli Rhifan, Rhos, Llandysul, SA44 5EE

 

Representations were received from the Local Members in support of the application re-iterating the points detailed within the Head of Place and Sustainability’s report and included:

 

The development would:-

·      meet the needs of the size of the family

·      support a family who wishes to stay in the area

·      support the local school

 

The Senior Development Management Officer responded to the issues raised.

The Committee considered the Planning Appeals Report which provided information relating to lodged planning appeals as at 7th June, 2024.

 

In response to an observation raised that the number of outstanding appeals are increasing each time it is presented to the Committee, the Senior Development and Enforcement Manager explained that there are more planning applications being received and therefore more appeals are being determined as a result. 

 

It was noted that the backlog of appeals within the report had been lodged with Planning and Environment Decisions Wales (PEDW) to commence the appeal process.  In light of this, disappointment was expressed in that potentially, the reason for the increase in the number of outstanding appeals reported lay with PEDW.  The Senior Development and Enforcement Manager reiterated that more appeals were being received and explained that each case was determined on its own merits with some being more complex than others.

 

RESOLVED that the report be noted.
